• Investors looking for predictable returns,
and protection of capital for tax-advantaged, consistent yields over a longer term investment horizon. Typically,
they are best suited for either a market-ready property or a value-added opportunity. These investments offer
lower overall leverage, distributable cash flow from operations, and consistent returns over an extended time horizon. Liquidity is a secondary consideration as investments are typically long-term holds. |

• Investors having minimal, current, income requirements
are more interested in a shorter estimated hold period and higher leverage. The majority of the return
results from a capital event such as refinancing or sale. Value-added opportunities work well for investors with this objective. |

• For more speculative investors there are
opportunities to acquire land or an existing property for future development or conversion.
These are usually highly leveraged acquisitions that provide little or no cash flow during the
interim period but a higher rate of return in the future.
